Ivan says:

In this sentence the adjective однокомнатную (квартиру) is in the Accusative case, because the verb хотеть is always used with the Accusative case.

We say окно выходит в, на/a window looks out on,окна выходят в, на/the windows look out on куда?/where? + the Accusative case.

Ivan says:

Слушай, по-моему, один мой приятель сдаёт маленькую квартирку на Невском (проспекте).

На НевскОМ проспекте is in the Prepositional case of Невский проспект, here it’s the answer to the question ГДЕ?/Where?
